Preparing paperwork on $1.4 billion campus.

Developer Goodman Property Services is beginning the environmental assessment process for its proposed $1.4 billion data centre campus on the former ABC studio site in Gore Hill in Sydney's north.

Goodman to move ahead with Gore Hill data centre

In mid-January, the company received the planning secretary’s environmental assessment requirements (SEARs) setting out expectations of what the development’s environmental impact statement will cover.

The documents [pdf] are published on the NSW state government’s state significant projects portal.

In a letter [pdf] dated December 21 2023, Goodman’s head of planning Guy Smith laid out the company’s plans for the site, noting that opportunities for new data centres in this type of location are becoming limited.

Electricity supply nearby what Goodman intends to be an 80MW facility is from Ausgrid’s 11kV network with substations in Gore Hill, Royal North Shore Hospital, and the 33kV network from Willoughby switching station.

The data centre would be close to existing campuses, with the Gore Hill Technology Park already home to Next DC, Keppel, and Australian Liquidity Centre.

Goodman acquired the land, the last parcel of the former ABC studios, in March 2023 for $95 million.
